Pre-Construction: This phase involves an initial meeting with customer to discuss building process, design, architectural style, lifestyle and budget. Then we conduct a building site analysis looking at preliminary designs and plans. We can work off of an already completed plan set from the owner’s architect, or as an option Zoltan Construction is a design-build firm, we highly prefer to work hand in hand with a professional architect during design stage to ensure construction design and documents are perfect for our customers.
What is Design-Build? Instead of dividing tasks between separate architect and construction companies, as a design-build firm, we cover the entire project from the initial design through final construction. We take on the responsibilities of architects and construction companies all under one roof. Advantages include: streamlined process from the initial design to the estimating phase to physical construction. Reduce the delivery schedule by overlapping the design and construction phases of the project. In addition, we work to minimize risks for the owner through single-point responsibility contracts.
*We also review Preliminary Plans and begin cost estimating
*Establish Preliminary construction costs
*Discuss with clients in-depth lifestyle features such as energy efficiency, structural details, exterior and interior features.
*Prepare Permit Ready Plans and documents
*Finalize certain features and selections vital prior to submitting construction documents.
*Finalize cost estimating with vendors and subcontractors
*Submit Plans and Construction documents to local building department
*While plans are reviewed by building department, establish schedule and prepare for groundbreaking.
Construction: Most exciting phase of the project is when all the up front hard work starting to become reality and when the project as builders call it “breaks ground”. During this stage we have periodic meetings regarding construction updates, budgets and schedules. We also finalize home features and lifestyle selections, including visits to design centers and vendors to make final decisions on materials used. We firmly believe that a one of a kind custom home’s features cannot be selected in a day. We are prepared and willing to go the extra mile to ensure that each and every feature in our client’s homes are exactly what they are looking for. This portion of the phase also includes:
*Customers have Freedom to make changes to maximize their vision and really make it a one of a kind home they love sharing with friends and family
*Final Inspections, Certificate of Occupancy
*Final Punch Items
*Final Budget Review and project closeout
